This land-use and urban planning
study examines a mixed-use development of 30,000
s.f. of multifamily with a street frontage of
retail along Pennsylvania Avenue in South Dallas.
Schematic building plans, site plans, and zoning
studies informed the budget and pro forma for
the mortgage package proposed.
The first floor of the street frontage was
designed for retail neighborhood services with
the second floor being market rate rental units.
A pedestrian-friendly, streetscape was created
using street trees, head-in parking, and a wide
sidewalk for outdoor patios and pedestrian traffic.
Pennsylvania Avenue is a major thoroughfare
to the Fair Park area, just southeast of Downtown
Dallas and will be along a future line of the
DART (Dallas Area Rapid Transit) rail. |
